Policies and procedures for woolshed and houses
Bond and Payment
All bookings require a $1000.00 bond for confirmation. The bond is refunded via online transfer within 2 weeks following the
event if all terms and conditions have been satisfied. Full payment is due prior to the function.
Payments are to be made as follows via direct debit or credit card.

Responsibilities of the Guest
The Guest is responsible for the property during the booking and shall take all reasonable care of the property. They shall leave the property tidy and return all items to where they were on arrival. Beds are expected to be stripped and dishes done. If the property has not been left tidy and requires more than 4 hours cleaning time following departure the owner reserves the right to deduct the extra expenses from the bond.

Cancellation from Hirer
Cancellation at any stage following confirmation forfeits their $1000 bond.
No Smoking Policy
A no smoking policy applies to all the holiday homes and woolshed. The smoking of any illegal substances is NOT permitted at any time.
No candles or naked flames permitted in any buildings other than fireplaces. Fire guards must be used at all times on the open fires when no adult is supervising.
Wooden floors in houses
Dragging heavy items and wearing stiletto heels on wooden floors is strictly prohibited. General common sense is required.
Artificial and plastic confetti’s are not to be used in the grounds, flower petals or the like are permitted.
The Guest is responsible for all breakages and damage to the property that may occur during the term of the Guests stay. Any damage or breakage must be reported to the owner.
Loud music and bands to cease at 12.30am. Noise from amplifiers and loudspeakers must be kept to a moderate level at all times. Failure to comply with this condition may result in the early closure of your function or confiscation of equipment.
Alcohol is BYO at no additional charge. We like to think guests will drink responsibly and can respect the property while doing so.
Vehicles and Belongings
The owner accepts no responsibility for any loss or damage to any car, its contents, or any baggage or personal belongings.
Rates and Availability
Rates may vary over time, until a booking is confirmed please be aware that prices and availability may alter.
Amendment of Terms and Conditions
These terms and conditions may be amended from time to time. The terms and conditions are deemed to be accepted by the Guest upon booking in writing.
Should any event arise beyond the control of the owner and render the property unavailable or unobtainable then the booking may be cancelled. However should such circumstances arise, the owner will either refund the bond or endeavour to satisfy the guests needs as best as possible. The Guest shall have no further claims against the owner; the owner accepts no responsibility for any matter or events beyond its control.
Procedure for complaints
In the event of the guest not being entirely satisfied with the property they should contact the owner to discuss the

All holiday home rental rates are GST inclusive.
Procedures for Woolshed
It is the hirers responsibility to provide adequate toileting for their own guests when using the woolshed. The Mt John Homestead toilets are not to be used in conjunction with events in the woolshed.
Hirers are responsible for bagging all general rubbish separate from glass bottles. Glass bottles are to be deposited into the green skip located next to the stable. General bagged rubbish can be left inside the woolshed door.
Hirers are responsible for leaving the woolshed and grounds as they found it.

Hours of use
Hirers may not enter the Woolshed until the time booked and all functions must end at the completion of the booked period. The booking period must include setting up, dismantling, and cleaning of the venue.
The hirer is responsible for securing the facility upon completion of the function. Please ensure all lights, heaters, and any electrics are turned off. Windows and doors are closed and locked.
Loss or Damage
Far North District Council accepts no responsibility for loss or damage to any property of the hirer or any guest or
invitee’s property which may be brought to the venue, whether within or outside the premises, and does not provide
any insurance cover for such property, including property left secured in any storage facility which may be provided.
Supervision of children
Venues are not designed for childcare purposes and there may be potential hazards present. Please ensure all children
are supervised at all times, including surrounding areas.
Exit signs and fire extinguishers are located on the walls in the woolshed.
Every hirer is required to be familiar with the procedure for evacuation of the facility in case of fire. In case of fire, evacuate the facility IMMEDIATELY then notify the Fire Brigade by phoning 111.
The hirer is responsible for accountability of function attendees. In the event of a fire the assembly point is beside the sign in the car park beside the stable. The hirer must make sure all guests are accounted for when assembled.
Breach of Conditions
Any breach of these conditions may result in:
- Forfeit of all or part of the bond
- Closure of the function
- Refusal to accept future bookings
- Extra charges being incurred by the hirer
